To qualify for licensure to become a real estate broker in NY, a candidate must have at least two years of experience as a licensed real estate salesperson or at least three years of experience in the general real estate field. Candidates must also complete the 75-hour salesperson education requirement and the 75-hour broker education requirement. Upon course completion, the candidate must pass the real estate broker qualifying exam administered by the NY Department of State.

It takes at least two years of experience as a licensed real estate salesperson or at least three years of experience in the general real estate field before one can qualify to become a real estate broker in New York. In addition to the experience requirement, candidates must complete the applicable Pre-Licensing education requirement, and pass the real estate broker qualifying exam administered by the NY Department of State.

Yes. In order to sell, lease, or rent property in New York state or to otherwise act as a real estate broker, a New York real estate license is required.

You have two years from the date your license is active before it expires and you must renew. If you do not renew your expired New York real estate broker’s license, you cannot, by law, conduct any real estate activities. There is no grace period. If you do not renew within that period of time, you will be required to pass the exam again and submit a new application, as well as pay the requisite fee.

In order to continue to qualify for licensure as a real estate broker in New York, you must have completed 22.5 hours of approved Continuing Education classroom hours within a two-year period immediately following a license renewal. You may be exempt from this requirement if you have been license prior to July 1st, 2008. You may read more about requirements and exemptions here.

    Prequalification

Complete 75 hours of approved Pre-Licensing education.

Successfully complete an approved 75 clock hour Pre-Licensing broker course in addition to having previously completed the 77 clock hour Pre-Licensing salesperson course.

Pass the course final exam.

After you complete all the course materials, there is a course final exam. The minimum passing score is 70%. Course completions are valid for 8 years and must be used to obtain a license or they will expire and have to be retaken. You must take the final exam in the presence of a proctor, so you’ll need to schedule an appointment with a proctor in advance.

Pass the New York real estate broker examination.

The exam is multiple choice and based on the 77 hour and 75 hour Pre-Licensing curriculum. You will have 2.5 hours to complete the exam.

Complete the application.

Upon passing the New York real estate broker exam, complete your application utilizing eAccessNY.

Prequalification

Submit a completed application and the required fee to the Department of State. Prior to filing this application, all proposed business names must be submitted, in writing, to the Division of Licensing Services for approval. Upon approval of the name you wish to use, you must then file the appropriate document with either the respective County Clerk’s office or the NYS Department of State, Division of Corporations. Be 20 years old Have at least two years of experience as a licensed real estate salesperson or at least three years of experience in the general real estate field or a combination of both Meet the minimum points required for the experience type (e.g., buying and selling your own property, managing property owned by your employer) Have satisfactorily completed 75-hours salesperson course, 45-hour broker course, and a two-hour continuing education course on cultural competency OR 45-hour salesperson course (completed prior to 07/01/08), 30-hour remedial course, two-hour continuing education course on cultural competency, and 45-hour broker course.
