Do I need a sponsoring broker before taking the Georgia real estate exam?
No. You do not need to be affiliated with a sponsoring broker to complete your pre-licensing education or take the Georgia salesperson licensing exam. However, you will need an active Georgia broker to sponsor you if you want your new license issued on active status.
Can I get a Georgia real estate license without immediately joining a brokerage?
Yes. If you pass the licensing exam but do not have a sponsoring broker, you can have your salesperson license issued on inactive status. You cannot perform real estate brokerage activities until your license is activated under a qualifying broker.
Does Georgia require a college degree to become a real estate salesperson?
No. You do not need a college degree to qualify for a Georgia salesperson license. Applicants must meet Georgia’s education and eligibility requirements, including having a high school diploma or an approved equivalent.
Can a criminal record prevent me from getting a Georgia real estate license?
A criminal record does not automatically mean you cannot become licensed. Georgia reviews criminal history and other background information when determining whether an applicant meets the state’s standards for licensure, so additional documentation may be required depending on your history.
How long is my Georgia pre-licensing course completion valid?
Georgia allows you to use an approved pre-license course completed within one year before applying for examination. If too much time passes between completing your education and pursuing licensure, you may need to meet additional requirements before moving forward.
