Frequently Asked Questions

Find answers to common questions about Georgia real estate pre-licensing education, the salesperson exam, licensing requirements, and what happens after you earn your license.

Do I need a sponsoring broker before taking the Georgia real estate exam?

No. You do not need to be affiliated with a sponsoring broker to complete your pre-licensing education or take the Georgia salesperson licensing exam. However, you will need an active Georgia broker to sponsor you if you want your new license issued on active status.

Yes. If you pass the licensing exam but do not have a sponsoring broker, you can have your salesperson license issued on inactive status. You cannot perform real estate brokerage activities until your license is activated under a qualifying broker.

No. You do not need a college degree to qualify for a Georgia salesperson license. Applicants must meet Georgia’s education and eligibility requirements, including having a high school diploma or an approved equivalent.

A criminal record does not automatically mean you cannot become licensed. Georgia reviews criminal history and other background information when determining whether an applicant meets the state’s standards for licensure, so additional documentation may be required depending on your history.

Georgia allows you to use an approved pre-license course completed within one year before applying for examination. If too much time passes between completing your education and pursuing licensure, you may need to meet additional requirements before moving forward.

If you do not complete the required 25-hour post-license course during your first year of licensure, your license will lapse. You must complete the required education and follow GREC's reinstatement requirements before returning to licensed real estate practice.

Yes. Georgia requires 25 hours of GREC-approved post-licensing education within the first year after your salesperson license is issued. Fortune Academy offers a dedicated 25-hour GA Post-Licensing course — new agents typically complete it 3–6 months after licensure to stay well ahead of the deadline.

To qualify for a Georgia real estate salesperson license, you must be at least 18 years old, hold a high school diploma or equivalent, be a U.S. citizen or legally present alien, complete the 75-hour GREC-approved pre-licensing education from Fortune Academy, pass the PSI licensing exam, submit a background check (fingerprints), and apply to GREC with the required fees.

Georgia has limited reciprocity arrangements. Out-of-state licensees who meet certain requirements may be eligible for license recognition, which can waive portions of pre-licensing education. However, you must still pass the Georgia State portion of the PSI exam. Fortune Academy offers a dedicated GA State portion exam prep for out-of-state licensees.

If you don't pass the PSI exam on your first attempt, you can retake either portion (State or National) individually without waiting. Each retake requires a new PSI exam fee. Fortune Academy's Money-Back Pass Guarantee refunds your course fee if you do not pass, and our exam prep is designed to target the specific question types PSI uses on the GA exam.

Georgia real estate licenses must be renewed every 4 years. GREC requires 36 hours of approved Continuing Education per renewal cycle (a 27-hour first-renewal package if you're in your first renewal period after completing post-licensing). Fortune Academy offers GREC-approved CE packages including ethics.

Yes. Fortune Academy's flexible self-paced online format lets you complete your 75-hour GA pre-licensing education evenings and weekends while working a full-time job. Live virtual options are available in the evenings too. Most students finish the course in 4–8 weeks of part-time study.
