How to Become a Real Estate Agent in Georgia?

You Must be 18 or More and a Permanent US Resident

You must be at least 18 to become a licensed real estate agent in Georgia.

A career in real estate involves significant financial and legal responsibilities. The age requirement helps ensure real estate agents have a basic level of maturity to handle their duties. Moreover, at 18, individuals are legally considered adults in the US and can enter into a legal contract.

Also, you need to be a US citizen or a permanent resident to get a real estate license in Georgia.   

You At Least Have a High School Diploma or GED 

The minimum educational qualification to become a real estate agent in Georgia is a high school diploma or an equivalent diploma like GED (Graduate Equivalency Degree or General Educational Diploma).

While a college degree is not required, it can be beneficial. If you have a degree in business administration, finance, or marketing, it will help you stay competitive.

You Must Complete 75 hours of Accredited Pre-Licensing Education

If you’re a US citizen/permanent resident, your age is 18 or more, and you have a high school diploma or equivalent, then the next step is to find a real estate school and get enrolled in an accredited Georgia real estate pre-license course.

You must complete a 75-hour real estate pre-license exam course before you pass the state real estate exam and get the license. You can opt to get pre-license education in-person or online, but you must complete the number of credit hours which is 75 for Georgia.

You Must Pass the Course Final Exam

Once you complete the state approved 75-hour real estate pre-license course, you need to take the course final exam and pass it with a 72% passing score.

Moreover, you must take the final exam under the supervision of a proctor. You have to book an appointment with a proctor to take the exam.

You Must Complete a Background Check

Before you finally take the Georgia real estate licensing exam, you first need to complete a background check.

You have to go to the police department or local sheriff’s office to get the Georgia Crime Information Center (GCIC) report, which will have all the details of your criminal history. You need to later bring that report to the PSI testing center before receiving your real estate license.

Also, make sure to get the background check done, no more than 60 days prior to submitting the application.

Next, you need to register for the Georgia real estate salesperson licensing exam via PSI by paying the $121 exam fee. The exam consists of 152 questions and two sections covering both state and national requirements.

On the day of the exam, you need to take your Lawful Presence Notarized Affidavit along with other required documents with you. Take the licensing exam and pass it by securing a passing score.

Apply for Georgia Real Estate Agent License

Upon passing the license exam, you have 12 months to apply for your Georgia real estate agent license. If you fail to do so, you have to retake the exam and pass it.

You need to apply for your license at the testing center. If you want an active real estate salesperson license, you have to bring a sponsoring broker statement form along. However, if you need an inactive license, you don’t need the broker statement form.
